RAZZLE DAZZLE Your Way to a Sale?!

If razzle-dazzle sold houses… every overpriced listing would close! (Watch this blog on YouTube or read on . . . ):

Suze Orman and Dave Ramsey make millions on their razzle-dazzle because they're selling hope at a price point where hope is enough. Twenty dollars for a book, maybe a hundred for a course — the stakes are low enough that emotion and charisma can carry the sale.

But a house? That's the largest purchase most people will ever make. Nobody pulls out their checkbook on a $600,000 property because the agent had great vibes.

Buyers do their homework online before they ever call an agent for a showing. They look at comps — a lot. They drive the neighborhood three times. They run their numbers. Their lender runs the numbers. They sleep on it. They bring their mother-in-law to the second showing. And they do not care how charming the listing agent is or even WHO he or she is! They're looking at value for their money. The razzle-dazzle might get you in the door — and that's debatable — but it doesn't close the deal. Truth does.

 If your pricing strategy isn't grounded in reality, all the sparkle in the world won't save it. Absolutely no one buys a home because the latest AI was used in a video production, or drone shots, or dramatic twilight photos, or glossy brochures, or even because the listing agent is gorgeous like me! Haha! Just kidding. . .

Razzle dazzle can draw some attention but it cannot CREATE value. Only the property can do that.

That's not negativity. That's math. That's reality. The stakes of a transaction determine how much scrutiny the buyer brings — and real estate brings maximum scrutiny. The agent who wins isn't the one with the flashiest pitch. It's the one who can hold up under that scrutiny with data, honesty, and real expertise.
