STOP. That's total "bullsip" from real estate agents. No, you don't, agents.

In housing, you can't target by age, you can't target by gender, you can't target by family status. You can't exclude anyone. Federal and state laws prohibit doing so. That five-bedroom perfect family home? It's getting shown to 18-year-olds scrolling between gym selfies. LOL That luxury listing? It's not being beamed directly into the eyeballs of elite executive couples. LOL It's broad delivery. That's the law, and that's enforced by nearly all social media platforms today. So when someone tells you they're running laser targeted ads, they're not telling you the entire truth about what we can do, and it's no longer that targeted.

Ad spend isn't strategy. Buzzwords don't sell homes. Pricing, positioning and negotiation do.
