The Preapproval Letter: Why do we ask for it?
Why do agents ask for a lender pre-approval letter before touring homes? I know that request can feel uncomfortable at first, but there are three very practical reasons for it. Watch this short video to learn why or read below:
First, buying power.
Without a lender’s input, we’re guessing. That usually leads buyers to look either too high or too low, and both create frustration. A pre-approval helps us shop in the right price range and, if needed, adjust location or expectations early so you don’t fall in love with something that was never realistic.
Second, seriousness.
Sellers expect QUALIFIED buyers, especially when the home is occupied. Showings disrupt families, pets, work-from-home schedules. Sellers want to know the people walking through their home are actually able to buy it.
As your agent, I also need to prioritize clients who are ready now, while still helping future buyers prepare the right way.
Third, safety.
This part doesn’t get talked about enough. You’re asking an agent you don’t know to meet you, often in a vacant property. Knowing you’ve spoken with a licensed lender adds a basic layer of accountability. Lenders do not share your financial details with me. I only receive confirmation that you’re qualified and a price range.
One last thing buyers should know.
Shopping lenders for rates does not hurt your credit when done correctly. A pre-approval is a PLANNING tool, not a commitment.
