We Live Here, Too.

Spring Hill isn't simply another city on our coverage map. ListingsFor1.com is based here. Broker/owner Daisy Casillas Diaz lives and works in Spring Hill, serving homeowners throughout Spring Hill, Brooksville, Hernando County, and beyond.

That matters because real estate is local. A Spring Hill seller isn't competing against every house in Florida. You're competing for the attention of buyers considering homes similar to yours, in your part of Hernando County, at your price point.

Understanding that competition is where a good pricing strategy begins.

How Our 1% Commission Works

Our fee structure is simple:

  • 1% Listing Fee: ListingsFor1.com charges a 1% listing commission to represent you and market your property.

  • 2% Total: If ListingsFor1.com also works with the buyer, our total brokerage commission is 2%.

  • 3% Total: If the buyer has their own agent, we recommend budgeting 2% for their commission*, making the total commissions 3%.

*Real estate commissions are negotiable. Sellers are not required to offer any particular amount of compensation to a buyer's agent.

How Much Could a 1% Listing Fee Save You?

The difference becomes significant as home prices increase.

  • On a $400,000 home, every 1% of the sales price equals $4,000.

  • On a $500,000 home, every 1% equals $5,000.

  • On a $600,000 home, every 1% equals $6,000.

Why pay a higher listing commission simply because your home is worth more?

At ListingsFor1.com, our goal is to provide professional representation while helping sellers preserve more of the equity they've built in their homes.

Your House Isn't the “Average” Spring Hill House

Overall market statistics are useful, but they don't determine what your particular home is worth.

Spring Hill has an enormous variety of properties. Two homes with the same square footage can compete very differently depending on neighborhood, lot, age, condition, updates, pool, HOA dues, roof and major systems, insurance considerations, and numerous other characteristics. That's why we don't determine your home’s value by plugging your address into an automated valuation tool. We look at the properties buyers will actually compare with yours.

What About the Buyer’s Agent?

Seller-paid buyer-agent compensation is negotiable. It always was. If you choose to offer compensation to a buyer's brokerage, we'll discuss the options with you based on your property and current market conditions. You decide what, if anything, you want to offer. If ListingsFor1.com also provides brokerage services in connection with the buyer's side of the transaction, our total brokerage commission is 2%. That is our incentive to get you the buyer before anyone else does while simultaneously still saving you money. There is no universal commission rate required by law.

What Spring Hill Sellers Should Know About Pricing

The market doesn't know what you paid for your home. They don’t care what you need to net from the sale. And they do know what another seller is asking down the street!

Buyers compare your property with other homes available to them. That's why we don’t just look at recent sold comparables. We must look at competing active listings and pending sales to see how your home stacks up before recommending an asking price. Remember: a list price is not market value. It’s the seller’s asking price — what he or she hopes to get!

The first days and weeks on the market are particularly important because that's when a new listing receives the most attention from buyers who are already searching. Pricing significantly above comparable properties often causes buyers to pass over the home in favor of better-priced homes. Buyers have limited time to tour homes, particularly when they're visiting from out of town, so they often focus their attention on the properties that appear to offer the best value.

Price reductions later may help, but they can't recreate the initial excitement of a brand-new listing. Our goal is to position your property as a serious option from the beginning.

The First Few Weeks Matter the Most

When your home first hits the market, buyers who have already been searching see something they haven't seen before: your house.

That's an opportunity you only get once.

If the price makes sense compared with the alternatives, buyers have a reason to schedule a showing. If it doesn't, they may simply move on to another property. You can reduce the price later. What you can't do is make an old listing brand new again. That's why our pricing strategy starts with the competition your home will face from the moment it goes live.
