Local Knowledge Matters
ListingsFor1.com isn't a national call center or referral website.
We're a local Florida real estate brokerage serving homeowners throughout Florida's Gulf Coast and Central Florida. Broker/Owner Daisy Casillas Díaz has a personal connection to Clearwater, having previously lived and owned a home in Clearwater (the lovely Greenbriar area near Countryside)in the area. Today, ListingsFor1.com continues to serve Clearwater and Pinellas County homeowners.
That combination provides sellers with full-service brokerage representation and a commission model designed to let homeowners keep more of their equity.
How Our 1% Commission Works
Our fee structure is simple:
1% Listing Fee: ListingsFor1.com charges a 1% listing commission to represent you and market your property.
2% Total: If ListingsFor1.com also works with the buyer, our total brokerage commission is 2%.
3% Total: If the buyer has their own agent, we recommend budgeting 2% for their commission*, making the total commissions 3%.
*Real estate commissions are negotiable. Sellers are not required to offer any particular amount of compensation to a buyer's agent.
How Much Could a 1% Listing Fee Save You?
The difference becomes significant as home prices increase.
On a $400,000 home, every 1% of the sales price equals $4,000.
On a $500,000 home, every 1% equals $5,000.
On a $600,000 home, every 1% equals $6,000.
Why pay a higher listing commission simply because your home is worth more?
At ListingsFor1.com, our goal is to provide professional representation while helping sellers preserve more of the equity they've built in their homes.
Selling a Home in Clearwater, Florida
Clearwater is a diverse real estate market, and selling successfully requires more than putting a property online and waiting for a buyer.
Properties can range from established single-family neighborhoods to condominiums, waterfront properties, retirement communities, and newer developments. Location, property condition, flood zone, insurance considerations, community fees, and buyer demand can all affect how a Clearwater property competes.
Pricing becomes especially important when buyers have multiple comparable properties to choose from.
There are never any junk fees and no hidden brokerage fees.
What Clearwater Sellers Should Know About Pricing
The market doesn't know what you paid for your home. They don’t care what you need to net from the sale. And they do know what another seller is asking down the street!
Buyers compare your property with other homes available to them. That's why we don’t just look at recent sold comparables. We must look at competing active listings and pending sales to see how your home stacks up before recommending an asking price. Remember: a list price is not market value. It’s the seller’s asking price — what he or she hopes to get!
The first days and weeks on the market are particularly important because that's when a new listing receives the most attention from buyers who are already searching. Pricing significantly above comparable properties often causes buyers to pass over the home in favor of better priced homes. After all, most people have a limited amount of time per day to view homes. It can get tiresome or they may be from out of town so time is very limited!
Price reductions later may help, but they can't recreate the initial excitement of a brand-new listing. Our goal is to position your property as a serious option from the beginning.
Professional Marketing Without the Traditionally High Listing Fee
Saving money on commission shouldn't mean putting bad cell-phone pictures on the MLS and hoping for the best. Professional presentation matters. ListingsFor1.com includes professional photography at no additional charge and markets listings through the MLS and every real estate website connected to Stellar MLS. We also use digital marketing and paid advertising to increase exposure.
The objective isn't simply to accumulate online views.
The objective is to turn the right buyer's attention into a showing, an offer, and ultimately a successful closing.
Clearwater Sellers Have Unique Considerations
Florida buyers increasingly look beyond the house itself. Depending on the property, Clearwater sellers may need to consider issues such as:
Flood Zones and Flood Insurance
Flood-zone designation can affect buyer financing and insurance costs. Sellers should know their property's flood-zone information and be prepared for questions from prospective buyers.
Homeowners Insurance
Roof age, electrical systems, plumbing, HVAC systems and other property characteristics can affect a buyer's ability to obtain affordable Florida homeowners insurance.
Condominiums
Clearwater has a substantial condominium market. Association fees, reserves, assessments, association financial condition and applicable inspection requirements may become important considerations for prospective buyers.
HOAs and Community Restrictions
If your property belongs to a homeowners association, buyers may want information regarding dues, restrictions, approvals and community amenities.
Waterfront and Coastal Properties
Waterfront and coastal homes may require additional consideration of flood exposure, insurance, property condition and features that affect marketability.
Not every issue applies to every Clearwater property. Part of our job is identifying the characteristics that matter for your particular home and presenting the property appropriately to buyers.
Thinking About Selling Your Clearwater Home?
Before deciding what your home is worth, let's look at what buyers are actually paying for comparable properties. ListingsFor1.com will prepare a comparative market analysis using recent sales and current competition and discuss a pricing and marketing strategy for your property. There's no obligation to list simply because you ask us to evaluate your home.
